I have to put a new heater or something in our garage for the little apartment out there.  I think I'll just use a 6-gallon electric so it's simple to switch off during the long periods where we don't use it. No, I mean a tankless water heater - installed - is about $2k.

You mean a 30-gallon conventional water heater is $2000 installed? oof.
 
I have to put a new heater or something in our garage for the little apartment out there.  I think I'll just use a 6-gallon electric so it's simple to switch off during the long periods where we don't use it. I really should frame in all the plumbing so it doesn't freeze but I probably won't. Just have to remember about the freezing thing come winter... which I do remember about 90% of the time

But way less than the crap you will have to throw out and the wall board you will have to replace if the water heater fails.They put the gas water heaters outside here so that's not a problem. I think it's paranoia over getting gased.

Plus you can take one of your sort of working cars and stick it in the basement to run the pump off the alternator.

Assuming power outage does not prevent operation of sump pump.

3000 watt generator for essentials like sump pump/wood stove fan/refrigerator in case of power outage is on my post tax refund wish list.

As my 1890 cellar regularly gets wet anyways the water heater and furnace are up on cinder blocks and I have a 3/4hp sump pump so if the water heater leaks it will just get pumped out like the rain/snow seepage.
