Everything is going up, that's a given, but I think (no supporting documentation) that Air B&B is also responsible for hotel rooms going UP. Normally, you would expect prices to drop with competition, and I think that happened for a while with a lot of places operating at a loss during covid, but the covid disaster was masking the AirB&B disaster. If I were running a hotel and my occupancy was consistently lower than what I need to break even, then I have to recalculate prices upward, based on that new occupancy rate. Or go under.
My sister lives in a nice New Orleans neighborhood and hates AirBNB/VRBO. To her, it's a way for people to come to her area and party till they puke, with no respect for the families already there. Makes very good sense.
OTOH, when I go to New Orleans, I absolutely do not want to pay $300/nite for a moderate hotel room (add $45/nite for parking) where I can't cook simple meals, and am far removed from everything that's not fake/touristy. We just spent a month in someone's nice small home in Pittsburgh and there was no other way to do that comfortably for that long for a rational price except via AirBNB.
I had a place I rented out, near Yosemite, and most people were fantastic. Until the people that brought their dog (against rules), used grandmother's heirloom china (big sign saying DON'T), used an open flame propane stove in our garage (during drought season), and had a half-dozen more people staying there than they agreed to (ruining our septic system). Their defense? I'm racist; seriously.
I have this FABULOUS 26ft Jayco Camper for sale - Excellent condition and all towing equipment and awning included. $5,800.00 OBO - Can work out a meet-up if someone from far-far away is interested. Just thought I'd share it here too. Don't want to sell it, but it has to be done. :) I have more photos, if by chance someone here is interested, just message me and I'll send more photos.
I can't look at this in the RAFT without thinking of an old saying among men of a certain age and means: "If it floats, flies, or f***s, don't buy when you can rent."

Trying to figure out what we are going to do... our tenants in NC are moving out (30 day notice given). The tenants in TN are moving out June 30th. I swap jobs in July and will spend a couple weeks without a paycheck. Do I have any money saved? Yea right!! Just barely enough to pay 2 mortgages (neither of which we actually live in) for ~2 months.
Sooooo... if anyone knows anyone moving to NC— Durham/Chapel Hill area, tell them we have a nice house for rent!! PRONTO!
